6.2 Preventive maintenance planning
Preventive Maintenance is not an option; it is a binding contract between Facilities Engineering and Manufacturing Operations. In high-precision electronics assembly, facility systems are active, critical process variables. A mere 5% drop in dynamic compressed air pressure can easily cause a Pick & Place nozzle to drop a high-value BGA component. Facility systems are rigorously maintained not to satisfy auditors, but to proactively stabilize the manufacturing process window.
Electrical distribution & UPS
Section titled “Electrical distribution & UPS”Dirty power silently corrupts digital logic. Undetected voltage sags predictably cause SMT line resets and can fatally corrupt active server databases.
Thermographic inspection (IR scan)
Section titled “Thermographic inspection (IR scan)”- Frequency: An annual minimum requirement.
- Scan Parameters: All major distribution panels, switchgear, and bus ducts must be systematically scanned while actively operating under > 40% load. Scanning cold or resting circuits provides absolutely no diagnostic value.
- Temperature Deltas: If the internal ΔT (temperature difference) on a phase is > 5°C above the ambient baseline, a precise torque verification and visual inspection must be scheduled within 48 hours. If the ΔT is > 20°C, a controlled shutdown must be initiated and the joint repaired immediately to prevent severe thermal runaway.
UPS battery health
Section titled “UPS battery health”- Frequency: Quarterly validation.
- Measurement: The Internal Ohmic Impedance, not just the terminal voltage, must be measured for every physical battery block in the string.
- String Replacement: If the measured impedance of any single block deviates > 30% from its Day-1 baseline, the entire battery string must be replaced. Chemically mixing new and old VRLA batteries rapidly degrades the new cells due to unequal charging currents.
Compressed air systems (ISO 8573 class 1.4.1)
Section titled “Compressed air systems (ISO 8573 class 1.4.1)”Pneumatic SMT tools require extremely clean air, not bulk water. Liquid moisture acts as a solvent, washing away crucial internal lubrication inside micro-solenoid valves and vacuum generators.
Filtration logic
Section titled “Filtration logic”- Monitoring Protocol: Continuously monitor the Differential Pressure (∆P) across all critical in-line filters.
- Filter Replacement: When ∆P exceeds 0.7 bar (10 psi), the filter element must be replaced immediately. Arbitrarily bypassing a clogged filter “just to keep the line running” must be prohibited. This injudiciously injects particulate contamination that requires massive downtime to purge later.
Oil analysis (compressor health)
Section titled “Oil analysis (compressor health)”- Frequency: Quarterly sampling.
- Chemical Testing: Total Acid Number (TAN) and the sub-micron Particle Count must be tested.
- Replacement Rule: Compressor oil must be changed based on actual fluid chemistry degradation, not just a calendar of run hours. Highly acidic oil will rapidly etch internal air-end bearings long before the arbitrary “hours” target is reached.
Pro-Tip: Proper operation of “Zero-Loss” pneumatic drains must be actively verified. A mechanical drain stuck open continuously wastes significant electrical energy. A drain stuck closed floods the entire desiccant dryer bed with condensed water.
HVAC hardware integrity
Section titled “HVAC hardware integrity”The Building Management System (BMS) controls the digital setpoint on the screen, but the physical hardware delivers the reality to the cleanroom floor.
Fan belts & drives
Section titled “Fan belts & drives”- Inspection Protocol: Drive belt tension and pulley alignment must be checked monthly.
- Replacement Mandate: If a belt appears “glazed,” hard, or shows early micro-cracks, it must be replaced. Slipping or loose belts cause severe airflow oscillation, disrupting the laminar flow stability required over the SMT lines.
Sensor calibration
Section titled “Sensor calibration”- Frequency: An annual validation is mandatory.
- Standard: All critical area sensors must be validated directly against a NIST-Traceable reference standard.
- Drift Correction: If the drift exceeds > 0.5°C or > 2% RH, the sensor element must be replaced. It is bad engineering practice to use software offsets in the BMS to casually mask a dying sensor’s measurement error.
Steam humidifiers
Section titled “Steam humidifiers”- Inspection Protocol: Boiling cylinders must be inspected monthly for solid calcium scale accumulation.
- Replacement Mandate: If scale firmly covers > 50% of the internal heating electrodes, the cylinder must be replaced. Scale acts as a powerful electrical insulator, preventing the current required to boil the water and leading directly to low-humidity alarms.
ESD infrastructure upkeep
Section titled “ESD infrastructure upkeep”The ESD floor is a highly engineered electrical component, not simply a durable walking surface.
Flooring maintenance
Section titled “Flooring maintenance”- Chemical Mandate: Approved, ESD-Specific neutral floor cleaners must be used exclusively.
- Strict Prohibition: Standard industrial floor wax must never be allowed near the
EPA . Standard wax applies a highly insulative dielectric layer over the floor, instantly rendering the conductive grid useless. - Physical Repair: Any physical gouges or deep scratches must be patched exclusively using Conductive Epoxy, not standard commercial filler.
Ionizers (overhead & benchtop)
Section titled “Ionizers (overhead & benchtop)”- Cleaning Protocol: High-voltage emitter pins must be delicately cleaned monthly.
- Fuzzy Needle Effect: Ambient dust (silicon and skin cells) naturally accumulates on the high-voltage charge at the needle tips. This “fuzzy needle” acts as a strong insulator, completely stopping beneficial ion production without triggering any machine alarms.
